Defence Estates Office acts as agent of the Central Government i.e. it acts as the representative of the Government of India, in a position of Official independence both from the military authorities and the Cantonment Authority, in all general matters connected with the administration of land, and in particular to manage all land in the possession of Govt. of India which has not been entrusted to the management of the Cantonment Authority under rule 11.

Defence Estates Officer is Custodian of Defence land records and manages Defence land under his control. The Officer defends Govt interest in litigation relating to Defence land. They excercise the statutory functions of Estates OFficer under Public Premises (Eviction of Unauthorised Occupation) Act. He is responsible for hiring, requisitioning and acquisition of land and buildings. The work relating to acquisition of land for defence services and requisition/ hiring of immovable property, execution of various deeds, mutation of properties, maintenance of Military Land Registers/ General Land Registers, survey of defence land etc. and interactions with Stated Administration in various matters, are also part of his duties. All the litigations pertaining defended by the Defence Estates Officer on behalf of Union of India. They also supervise the working of hte staff of thier office.There are 39 Defence Estates Circles and 4 Independent ADEOs.
